Booking conditions

Terms of Hire of Flat 9 Quayside Court Swanage (‘The Premises’)

 

1.      A contract is concluded when the acceptance of your booking is posted to you.

2.      The balance of the rental is due 8 weeks before commencement of your holiday. No invoice will be issued. Failure to make payment on time may result in the cancellation of your holiday

3.      Cancellation

3.1 In the event that you cancel the holiday once the contract has been completed you will be liable to pay the full amount of the cost of the holiday

3.2 If the Premises are re-let a sum representing the amount of the deposit will be retained and the balance of the cost of the holiday refunded to you after the date of the holiday. If the Premises are not re-let the full holiday price is payable and if already paid will not be refunded and if not paid will be payable immediately

3.3  If you wish to vary the dates of your holiday after the contract has been concluded this will be treated as a cancellation.

4.The tenancy is a holiday tenancy pursuant to Section 9 Part 1 First Schedule Housing Act 1988.

5.The tenant will

5.1 not make any alteration in or addition to the Premises.

5.2 not do or suffer to be done on the Premises anything that may be or become a nuisance or annoyance to the Landlord or to the tenants or occupiers of the rest of the building or may vitiate any insurance of the Premises against fire or otherwise or increase the ordinary premium thereon

5.3 use the Premises and the furniture fixtures and effects therein in a tenant-like manner

5.4 not remove any of the said furniture and effects from the Premises

5.5 not assign underlet charge or part with the possession of the Premises or any part thereof or of the said furniture fixtures or effects or any of them

5.6 not to use the Premises or any part thereof for any purpose other than as a private holiday residence

5.7 yield up the Premises at the end of the tenancy with all the said furniture fixtures and effects in the same clean state and condition as they were at the beginning of the tenancy and make good pay for the repair of or replace all such articles of the said furniture fittings and effects as shall be broken lost damaged or destroyed during the tenancy (reasonable wear and tear excepted)

5.8 leave the said furniture and effects at the end of the tenancy in the rooms or places which they were at the beginning of the tenancy

5.9 pay for the washing of all bedding which may have been soiled during the tenancy (reasonable use thereof nevertheless to be allowed for) Other than linen and towels that have been provided for the additional service charge.

5.10                   permit the owners or their agents at reasonable times in the daytime to enter upon and view the Premises

5.11                     not to permit more than 8 persons to reside on the Premises at any one time nor any animals

5.12                     not to permit any smoking inside the Premises

5.13                     the tenant acknowledges that his occupation of the Premises is required for holiday use only and he undertakes to vacate the Premises by 10 am on the final day of the tenancy to enable the owner to meet his obligations for seasonal holiday lettings and/or to reoccupy the Premises himself.
